​32 m² Apartment Previously Operating in a Condo System – Warsaw – Ursynów

​I became the owner of a rental property in 2013 with the goal of earning income from renting, while keeping direct contact with tenants to a minimum. I purchased a 32 m² hotel apartment that operated under the condo system. However, in the long run, the profits were not satisfactory. The pandemic caused a collapse of the hotel market, and the hotel in which my apartment was located ceased operations. As a result, I was forced to manage the rental myself. I wasn’t interested in long-term renting, as I was concerned about potential damage to the property and difficulties in collecting rent. I started listing my apartment on Airbnb, but this solution meant that every 3–4 days I had to be at the apartment with the keys, either to hand them over to guests or to collect them afterward. This was very inconvenient, as I live outside Warsaw and my apartment is located on the other side of the city. On top of that, I had to handle laundry, changing towels, bed linen, and similar tasks.

Meeting

​We met Mr. Robert in the spring of 2022, when we were taking over the management of several apartments from a bankrupt condo hotel. Knowing the kind of costs hotels can generate, we were immediately able to assure Mr. Robert that we could guarantee him higher rental income than the condo system. With our full-service rental management offer, we knew that our proposal would perfectly meet his expectations. Mr. Robert’s apartment consists of a room with a kitchenette, a bathroom, and a balcony. The apartment was in good condition, but it still contained a number of furnishings from the "previous era." Moreover, since it had been rented out as part of a hotel, it lacked elements that would allow guests to live there comfortably. The hotel earned money from its restaurant, so the equipment for preparing meals in the apartment was minimal.

​Implemented Amenities

​We began our cooperation by adapting the apartment for rental, both in terms of interior design and necessary equipment. Therefore, on the list of furnishings we prepared, the following items were included:

  • A set of pots, plates, glasses, wine glasses, etc. 
  • A kitchen table with stools 
  • A new induction cooktop 
  • A washing machine 
  • A sofa 
  • Matching lamps, bedside lamps, and chandeliers 
  • Air conditioning
